CaberShieldPlus delivers quality results for Scottish housebuilder

Scottish housebuilder, Tulloch Homes, is trialling Norbord’s permanently protected CaberShieldPlus particleboard flooring at two developments in the Scottish Highlands.

Morningside, located in Slackbuie, Inverness, is a development of one- and two-bedroom ‘affordable’ starter-homes and Chanonry Park in Fortrose, about six miles north-east of Inverness, comprises two, three and four-bedroom houses. Both developments are built using timber frame “kits” produced to Tulloch’s design by leading timber frame manufacturer, Scotframe.

Scotframe supply Tulloch Homes with a full timber kit package which includes factory produced external wall panels, roof trusses, mid-floor joists, plasterboard, insulation and internal finishings which includes doorsets skirtings and staircases. Scotframe is supplying Norbord’s CaberShieldPlus flooring with the intention of producing a faster build and consistent quality.

CaberShieldPlus is made from moisture-resistant P5 particleboard, CaberShieldPlus is permanently coated with a tough, waterproof surface – non-slip on top for a safe working platform during the construction of the build and a smooth underside to easily slide into place.

The permanent coatings on both products protect the floor panel from damage due to rain, snow or sleet for up to 42 days exposure to the weather when fitted with CaberFix adhesives and tapes. This means that the mid-floor can be installed before the roof goes on, thereby accelerating the building programme.

“The non-slip surface also provides a safe working platform for the kit erectors during construction,” explains Philip Edwards, Scotframe Key Account Manager for the Tulloch Homes contract. “CaberShieldPlus was the ideal solution for these two sites,” he adds.

Scotland’s harsh climate is guaranteed to result in water entering unfinished buildings, especially during the winter months, and Tulloch was keen to find some way of reducing the risk of damage.

“Ever since we started supplying Tulloch’s timber frames, the client has been using a protected floor product. We suggested CaberShieldPlus for the maximum protection on these two sites as it offers added protection and allowed for a faster build programme,” explains Philip.

So far Tulloch Homes has completed 80 new homes at Fortrose, with another 80 scheduled for construction on the site. At Slackbuie, 140 homes have been built in the first phase of development, with several more phases planned.

“So far Tulloch has been delighted with the results,” says Philip. “Progress has been rapid and the product has proved itself during a wet winter.”
